    Stucco fails differently from panel siding. What you can see is almost never the actual issue. Free inspection.

    There are cracks running through the stucco, or dark staining below a window, or a section that sounds hollow when you tap it. Stucco is the one exterior material where the visible symptom and the underlying problem are usually in different places. Water gets in at a failed detail, travels behind the stucco where it cannot dry, and shows up somewhere else entirely as staining or a soft spot.

    What Stucco Problems Look Like

    Hairline cracking is normal and generally cosmetic. Cracks wide enough to slip a coin into, cracks that step diagonally from window corners, and cracks that keep opening after being filled are not. Dark streaking or staining below windows, doors and roof lines usually means water is getting past a flashing detail above and running down inside.

    Bulging, soft spots, and areas that sounds hollow when tapped mean the stucco has separated from what is behind it, and that usually means the substrate has failed. Also look at where the stucco meets the ground. Stucco needs clearance above grade and above roof surfaces, and where it has been run right down to the dirt or the shingles, it wicks moisture continuously.

    Traditional Versus Synthetic, and Why It Changes Everything

    There are two very different things called stucco. Traditional hard-coat stucco is cement-based, applied in coats over a metal lath and a weather barrier, and it is a genuinely durable system. Synthetic stucco, usually called EIFS, is a foam board with a thin acrylic finish coat over it, and the early versions of it were built as barrier systems with no way for water that got in to drain back out.

    That distinction decides the entire repair approach, and it is the first thing we determine. A patch that is right for hard coat is wrong for EIFS and vice versa. In a climate as wet as Raleigh's, drainage behind the stucco matters far more than the finish on it, so when we open a wall we are looking at the weather barrier, the flashing at every penetration, and whether there is a drainage plane at all. Sometimes the honest answer is that the wall needs to come off and be rebuilt as a drained assembly rather than patched again.
