    Fog or haze between the panes is the clearest sign. That means the seal on a double pane unit has failed and the insulating gas is gone. Cleaning will never fix it.

    Then there is drafts you can feel with your hand near the frame on a cold morning, condensation running down the inside of the glass, and a room that is five degrees off from the rest of the house. Windows that stick, will not stay up, or do not lock properly are usually racked frames, which means the seal is compromised too. Rot in a wooden sash or sill, soft spots in the frame, and cracked or missing glazing all belong on the list.

    Sound is a sign people miss. If you can hear normal traffic or a neighbor's mower clearly through a closed window, the glass and seal are not doing their job.

    Humidity is the second factor. It rots wooden sashes and sills faster here than in a dry climate, and it is why we install so much vinyl. It is also why condensation on the inside of your glass is worth paying attention to rather than wiping away.

    Third, the tree canopy. Heavy shade on the north and east sides of a house keeps those walls damp and rots wooden sills from the outside in, while the west side takes full afternoon sun and cooks. It is common for one elevation of a Raleigh house to need replacing years before the others, and that is fine.
