    Here is something most homeowners are never told: siding is not waterproof and was never meant to be. Wind-driven rain gets behind vinyl, past lap joints, and around trim on every house in Raleigh, every storm. What stops that water from reaching your framing is the wrap behind it. If the wrap is torn, missing, or lapped in the wrong direction, your walls have been getting wet for years and you have no way of knowing.

    When House Wrap Matters

    Any time siding is coming off, the wrap behind it should be inspected and almost always replaced. This is the only moment anyone will ever see it. It also matters on new construction and additions, where it is going on fresh and there is no excuse for getting it wrong.

    You should specifically ask about it if your siding is being replaced because of moisture problems, if you have found rot in sheathing anywhere, if your energy bills are higher than the house should justify, or if the previous siding job was done a long time ago. Older houses often have felt paper rather than modern wrap, or nothing at all, and neither performs like current material.

    Getting the Lapping Right

    The whole system depends on one idea, which is that every layer laps over the layer below it, so gravity carries water down and out rather than in. Wrap goes on from the bottom of the wall upward, with each course overlapping the one beneath it by several inches. Do it top down, which is faster and happens more often than you would like, and every seam becomes a place where water is directed into the wall instead of out of it.

    Seams get taped with the manufacturer's tape, not whatever is in the truck, because ordinary tape lets go in our summer heat. Openings are the critical part. Windows and doors get a sill pan at the bottom, then the wrap is cut and folded in a set sequence so that jamb flashing tucks under the wrap at the sides and head flashing goes over the wrap at the top. That order means water hitting the wall above a window is carried over the flashing and back out onto the face of the wrap. Reverse it and you have plumbed water directly into the header. We photograph the entire wrap stage before siding covers it.
