When To Replace a Patio Door

A door that drags, sticks, or takes real force to slide usually has worn rollers or a damaged track, and sometimes those can be serviced. A door that has racked out of square, that fogs between the panes, or that will not seal along the interlock is past service.

Water on the floor inside after wind-driven rain is the one to act on quickly. That water is not stopping at the floor, it is going into the subfloor and the framing under the threshold, and by the time you can see or feel a soft spot, the repair has grown well past the door. Also worth replacing if you still have single pane glass in a slider, since a patio door is a very large area of glass and a single pane one is a substantial part of your summer cooling load.

The Sill Pan, and Why It Is Everything

A sill pan is a waterproof tray that sits under the door threshold, with a back dam at the interior edge and end dams at the sides, sloped so that any water reaching it is carried outward and back onto the exterior rather than inward onto your subfloor. Every patio door needs one. A large share of them do not have one, because a door can be set in a bead of sealant, look perfect, operate perfectly, and pass any inspection for years.

Then the sealant ages, our wind-driven rain finds the joint, and the water goes straight into the framing. So on every patio door we install, the sill pan goes in, the jamb flashing tucks under the wrap at the sides, and the head flashing goes over the wrap at the top. That is the same shingle logic that governs siding and roofing, applied at the one opening where getting it wrong does the most damage. We also make sure the exterior grade or deck surface sits below the threshold rather than level with it, because a patio poured flush to the door is a permanent invitation.
